Walden Pond Homeowners Association
Meeting Minutes - October 28, 2008
In attendance: Sheryl Morgan, Mike Long, Steve Williams, Laura Atkinson, [E. M.]
Called to order at 7:05 p.m.
Homeowners Concerns
- [omitted online] suggested that the HOA keep a minimum of [omitted online] in our reserve account. The Board agrees that this should be our goal.
- Discarded items at the curb near Astor were discussed, along with the new city policy for large item pickup.
- Laura checked to make sure the rest of the Prestwick fence would get hauled away.
- Laura stated that the shrubs in front of the Finley entrance sign needed to be cut back or removed as they are obscuring the sign. Sheryl will find out what Craig would charge for this work.
- Laura asked if others had seen their service charge on their water bill doubled. Sheryl stated that this is happening to everyone and is the city's way of making up for the money they lost during the drought.
- The sidewalk issue at [omitted online] was discussed. The consensus is that this is homeowner responsibility and the owner must take the issue up with the landscapers as it is not HOA liability.
- [omitted online] claims that patio was damaged when retaining wall was put in. The Board unanimously agreed that owner needs to take the issue up with the contractor.
Approval of Minutes from Previous Meeting
Unanimously approved.
Management Report
- Prestwick fence has been taken down.
- Quintin and Finley lots have been painted.
- Blockage in sewer line along Prestwick has been fixed.
- Durbin drainage project has been completed.
Old Business
- [omitted online] discussed blanket insurance policies at length with the Board. He will get us some quotes and we will present it to the full membership at a special meeting in the new year. In the meantime, Sheryl will ask our lawyer to draft a proposed amendment that the full membership can vote on. We will seek at least one other quote from another company. Laura will prepare comparisons to show homeowners what the difference in cost is likely to be with the blanket policy versus the current situation where each homeowner has to pay individually.
- Replacement of the Prestwick fence was discussed again and it was unanimously decided to get a survey done so that we know once and for all where our property line ends.
- Paving projects and mailbox improvements are postponed until our reserve account is built back up.
- We are waiting to hear back from accountant for the date of the audit.
New Business
- Hearings will be held before the annual meeting for three Georgetown owners who have not fixed their aesthetics violations.
- A budget for the upcoming year was discussed, tweaked and then unanimously approved.
